You need to have a think about the type of property you are looking for; house, flat, apartment or bungalow, but be prepared to be flexible. You may go out to view something and find that it is perfect for you, but is very different from the image you had in mind when you first started looking.
Your first port of call will probably be to research available properties in your area by looking on the Internet. Agents will be able to give you information about properties that they are currently marketing and may be able to suggest alternatives to widen your search. You will be able to arrange viewings of properties that are of interest to you, and the Agent will be able to provide information, not just about the property but about the local area also. If you are a first time buyer you will naturally have many questions and your Agent will be able to put your mind at rest about the whole process.

Once you decide that you would like to start looking for a property, now is the time to start seeking mortgage advice. A broker will be able to advise how much you would be able to borrow and let you know about the current deals available. Once you have decided on the property for you we will put your offer forward to the seller for their consideration. At this point we will need to be able to let them know how you will be funding the purchase, so it is wise to get some mortgage advice prior to this point. Legally all offers must be put forward to the seller and as soon as they have made a decision we will let you know.
Once the offer has been accepted you will need to instruct solicitors to deal for you in your purchase. You will also need to speak to your mortgage broker so that they can arrange for the survey to be completed and your mortgage offer to be produced, as the solicitors will need these. We will keep in touch with you to chase the progress of these items and throughout the whole legal process we will keep you fully informed of any developments, liaising with you on a regular basis.
Once the mortgage offer has been confirmed and the contracts have been approved you will be ready to EXCHANGE CONTRACTS (a binding sale). Both parties sign the contract and you will generally pay a deposit to your solicitor (usually 5 or 10%). The completion date is agreed at this stage and during this period, we will liaise with you at all times. On the day of completion we will let you know when the keys are available for you to collect from the office (this will be once we have been informed by the seller's solicitors that legal completion has taken place.)
